Vast ‘Brutalist’ warehouse lists for €550k in France’s Saint-Emilion

This colossal former winemaking cooperative, located not far from the medieval wine village of Saint-Emilion in southwestern France, is the ultimate fixer-upper.

It will take a lot of elbow grease to transform its 2,000 sq m of space into habitable homes or a hotel, but the structure’s arched concrete ceiling will appeal to Brutalism enthusiasts. There are also plenty of industrial details to be salvaged.

Property agent Espaces Atypiques – which has listed the French property for €550,000 – suggests the warehouse could be converted into a hotel complex to take advantage of the nearby golf courses and vineyards, as well as its own hectare of land.

Almost 80 concrete vats remain in place, as well as a 25m high central space, ripe for adaptive reuse as rooms or a hotel bar. And the building’s glass-framed offices could perhaps serve as the reception for the new commercial venture.

Bordeaux is an hour’s drive away, meaning the bolthole is well-placed for wine tourists looking for something a little off the beaten track.
